German Light Products Relocates U.S. Headquarters to San Fernando

1145 Arroyo Ave. in San Fernando, CA

LOS ANGELES, May 18, 2017 – Cushman & Wakefield announced today that German Light Products, a leading manufacturer of cutting edge lighting technology equipment, has signed a five-year lease at 1145 Arroyo Ave. in San Fernando, CA. The innovative company based in Karlsbad, Germany will occupy 36,868 square feet at the San Fernando Business Center in a relocation and expansion of their West Coast headquarters.

A Cushman & Wakefield team composed of Paul Sims, Erik Larson, Robin Dodson, John Minervini, and Christopher Tolles represented the tenant in the transaction. Bennett Robinson with CBRE represented landlord Barings LLC.

With an estimated occupancy date of June 1, the expansion will effectively triple German Light Products’ footprint from their previous facility in Sun Valley. The new headquarters will include a showroom with the company’s entire inventory line, a fully-equipped technical department, spare parts stock, and staff including sales and support operations.

“German Light Products was looking to expand their U.S. distribution center to a top-notch facility with ample office space for employee growth,” said Paul Sims, Associate at Cushman & Wakefield. “Despite vacancy being at a record low 0.8% in the Eastern San Fernando Valley, we were able to find a new location for our client that fit well within their business development.”

Built in 1989, the 33-acre industrial business park’s prime East San Fernando Valley location offers direct access to the 210, 118, and 5 freeways. The property features 3 dock high doors, 6 dock high positions, .45/3000 GPM sprinklers, and a 24-foot minimum clear height, making it ideal for distribution uses. In addition, the space also features 6,419 square feet of office space with 14 offices. Corporate neighbors include Pepsi, Pharmavite, and Fresh & Ready Foods.
