IRVINE, CA – August 23, 2017 – Cypress Distribution Center, Inc. has agreed to terms with new tenant Primary Color Systems Corporation, a global visual solutions company, in leasing an entire 204,300-square-foot (sf) Class A distribution facility in Cypress (Orange County), California. Cushman & Wakefield’s Rick Ellison, Jeff Chiate, Randy Ellison, Kyle McGillen and Tom Sheets of the firm’s Irvine and El Segundo offices represented the landlord in the transaction.
Located at 11130 Holder St., the Class A facility is positioned in the West Orange County submarket. Primary Color Systems is initially scheduled to take occupancy of 187,481 sf within the building this fall, with plans to expand into the balance of the building by early 2020. The company will be consolidating its multiple facilities currently scattered across Orange and Los Angeles counties into this single location.
Mr. Ellison, an Executive Managing Director with Cushman & Wakefield’s Industrial Brokerage and Global Chain Solutions, said, “Indicative of the rampant demand and ongoing stiff competition in Orange County for larger, well located high quality industrial product, this facility was actively on the market only momentarily following iLAD, Inc.’s recent departure when we were quickly able to secure a new full building tenant.”
Among the key attributes of the Cypress distribution facility include 40,000 sf of office space, 14 dock doors and 1 ground level ramp, a large truck court, 28 to 30 foot clear heights, heavy power, skylights, ±347 parking stalls and 18 potential trailer parking stalls. Accessibility is another major attraction as the property sits within blocks of Interstates 405 and 605 and State Route 22 and is just minutes to Interstate 5 and State Route 91. The Ports of Long Beach and Los Angeles are also very close proximity.
